Application Process + Fees.

Steps for Renting a Property.

  • Submit Application

  • Pay Security Deposit

  • Sign Lease

  • Set Up Utilities

  • Submit Renters Insurance Policy

  • Pay Pet Deposit

  • Pay Prorated Rent

  • Move In Inspection

Move-In Fees & Deposits.

  • Application Fee: $45 per applicant

    • All occupants over 18 years old must submit an application.

  • Deposit: 1 Month Rent

    • deposit due within 48 hours of application approval in writing (email) or application will be canceled and the property will not be considered rented.

Pets.

  • 1 dog + 1 cat (max combined weight of 75 pounds)

  • or 2 cats only

  • will consider 2 dogs depending on property

  • Pet Rent: $35 per month (total, not per pet)

  • Refundable Pet Deposit: $300 (total, not per pet)

Lease Terms.

  • 6-24 month terms (availability of each lease term depends on what month the lease begins)

  • Once a longer term lease has been completed, tenants may have the option to switch to a Month-to-Month (MTM) for an additional monthly premium fee of $300.

Move Out Fees.

  • Carpet Cleaning Fee: $250

  • Cleaning Fee (Unfurnished): $400

  • Cleaning Fee (Furnished): $500

  • Hair Removal Fee: $150 per pet or animal

Forms of Payment.

  • Cashier's check, Money order, Personal check

  • TurboTenant (Online Portal), credit/debit, bank account
